Requirements for renting a student apartment

To rent a student apartment from us, you must:

At least 18 years old.
Be admitted to college, university or equivalent. Studies should be at least half-speed.
Have an approved guarantor.

How to apply for a student apartment

Register a co-applicant guarantor in your application.
Upload your study certificate to your profile.
– Valid certificate is admission decision or extract from Ladok. The certificate is valid for six months, after which you must upload a new certificate.
Search apartment.
– Once all the steps have been completed and we have processed your information, you will be able to register your interest among our available objects.
Respond to any offers, whether you accept or not.
Credit assessment of guarantor.
Signing lease agreements with BankID.

Guidelines when applying

Until we receive your study certificate and co-applicant guarantor, you will not be offered an apartment.
You can search for only one object at a time.
If you decline more than three times or don’t respond to your offers, you may run the risk of being barred. This means that for a period of time, you will not be able to search our available objects.
You must update your application at least every six months by logging in, after this time, your information will be deleted.

You can supplement your application on My Pages if, for example, your contact details change, later admission decision or missed to register a guarantor.

Subletting must always be approved by us as your landlord. If subletting takes place without our knowledge, the tenancy agreement risks being terminated. To be approved to sublet, you must have a valid reason for it, an assessment is always made based on the individual case. This means it’s essential that you contact us if you wish to sublet. The subtenant must be at least 18 years of age and a student. As the holder of the head lease, you are wholly responsible for the apartment and that the rent is paid on time.

When transferring tenancy of the apartment, we will consider the arrangement in each case. It is essential that you contact us before you ask a potential tenant.

Twice a year we conduct a residential review. We then request an up-to-date study certificate and make sure that those living in student accommodation are still students.

To be offered a student apartment with us, you must provide surety for your obligations through a guarantee. The person providing the guarantee is called a guarantor. A guarantee commitment is drawn up and submitted to us when you sign a rental agreement.

If you are an exchange student, you can be exempt from the guarantor requirement and instead pay a deposit of three months’ rent, in advance.

If you require a free term, we will review your application.

According to the rental agreement, the rent must be paid monthly in advance, no later than the last weekday of the previous month. If you neglect your rental payments, you may risk losing your lease. Please contact us if you have a problem with your rental payment.

If you are already living with us today and wish to switch to another home, you can activate yourself as an applicant on My Pages. In order to change apartments internally, you must have lived at the same address for at least one year and managed the rental relationship. In connection with an apartment change, we carry out a pre-inspection that must be approved. You should also have handled your rental payments well and not caused disturbance from your property.

The notice period is three calendar months and is always applicable from the last of the month. Notice is given on My Pages by signing with BankID.

As a student, you have the opportunity to keep your rental agreement for six years.
As a tenant, you must leave the apartment in good condition when you move away from us, meet the requirements that we place on restoration and apartment cleaning.
The number of people living in the apartment should be reasonable in relation to its size.
No pets are allowed.
Smoking is not allowed in the property.
